History of the CDC/504 Loan Program

The Certified Development Company/504 Loan Program was developed by the Small Business Administration to encourage economic growth and create new jobs.  The 504 loan program helps lenders loan money to small businesses while limiting the risk.  The lender secures the first lien covering 50 percent of the total project cost.  The CDC secures the second lien for up to 40 percent of the total project cost. The CDC loan is backed by a 100 percent SBA guaranteed debenture.

Central Ozarks Development, Inc. was established in 1983 as a nonprofit organization with the designation from the Internal Revenue Services as a 501(c) (3) corporation.  We offer a wide range of services in regard to economic development and small business growth within the State of Missouri.

Loan Goal and Objective

The objective of the 504 loan program is to allow business owners to purchase fixed assets, including real estate and equipment with as little as 10 percent down, while limiting the risk to lenders.  The 504 loan program has proven to be a successful model for many lenders and small businesses over the years.  Many small businesses have grown to be big businesses with the help of this SBA loan program.

The goal of the 504 loan program is to encourage economic development and job creation as well as job retention.  This also has been proven to be a success of the loan program.  Creating jobs and economic growth in rural communities has been a huge benefit to both the local communities and the business owners.
